Thyta House sits above Desimi Bay on the east coast of Lefkada, one of the Ionian islands. Designed by LASSA Architects and completed in 2023, it is a private-pool villa conceived as a piece of contemporary architecture — published internationally and set quietly into the hillside it emerges from.

What makes Thyta House singular is a single geometric act: an elliptical concrete beam that resolves structure, shade, and panoramic sea view simultaneously. Two oculi pierce the planted roof, framing olive trees against the Ionian sky. It is design that lives and breathes — the northern wind cools every evening without mechanical intervention. A house conceived from the landscape itself.

Lefkada is unlike any other Greek island. Its mountains plunge straight into the sea, forming cliffs of blinding white chalk that frame waters of impossible turquoise. Lefkada is the only Greek island reachable by road — a slender causeway bridges the lagoon from the mainland. Its mountainous interior plunges dramatically into turquoise waters, and its east coast — where Thyta House sits above Desimi Bay — is sheltered, calm and richly wooded with olive and pine.

Thyta House sits at Desimi on Lefkada's quiet east coast — on a hillside above a bay of remarkable clarity. It places you within easy reach of Lefkada Town's waterfront tavernas (30 minutes) and the cliff beaches of Porto Katsiki and Egkremnoi (45 minutes south).

Fly to Preveza

The nearest airport is Preveza / Aktion (PVK), just 50 minutes from Thyta House. It receives direct charter and scheduled flights from major European cities throughout the summer season (May–October).

Athens (ATH) connects via domestic flights with Olympic Air and Sky Express in under an hour to Preveza.

By Road

Drive onto the island

Lefkada is uniquely connected to mainland Greece by a short causeway — no ferry required. From Preveza Airport the route is straightforward, crossing the lagoon bridge onto the island and following the east coast road south to Desimi.

A hire car is strongly recommended for the duration of your stay. It gives you full freedom to explore the island's beaches, villages and mountain roads at your own pace.

Hire cars are available at Preveza Airport and in Lefkada Town. Your villa specialist can pre-arrange this for you.

Arrive by boat

Lefkada is a celebrated sailing destination in the Ionian. Nydri harbour (20 min from Thyta House) is a major charter base with excellent marina facilities. The nearby islands of Meganissi, Kefalonia, Ithaca and Paxos are easy day sails.

Desimi Bay itself is a popular anchorage — small vessels can moor in the bay, and the villa's own sea-access path leads directly down to the water's edge.

Regular ferry services connect Nydri with Meganissi, and Vassiliki with Kefalonia and Ithaca.

The villa features a private infinity pool with panoramic Ionian Sea views, direct sea access to Desimi Bay, a column-free shaded pergola, planted roof with twin elliptical oculi, and an open-plan living pavilion that slides completely open to the terrace. Desimi Beach is a 10-minute walk; Lefkada Town is 30 minutes by car; Preveza Airport (Aktion) is approximately 50 minutes.
